1. Who we are
SleekListing is a real estate photo enhancement service operated from Quebec, Canada. All communication goes through support@sleeklisting.com.
By purchasing a pack or a subscription, you accept these terms. If you do not agree with them, do not use the service.
2. The service
You send us property photographs. We enhance how they look and return them by email, normally within 24 hours of receiving your complete set of files.
This delay is a service target, not a contractual guarantee. Unusual volume, a technical problem or unusable files may extend it. We will tell you if that happens.
3. What we change, and what we do not
Our work affects appearance: brightness, contrast, colour balance, sharpness, perspective correction, sky, and removal of camera flaws such as lens haze, flare and reflections. No object is removed from the room itself.
We do not alter the structure of the property. We do not add or remove rooms, windows, walls, floors or fixed equipment. We do not conceal visible defects of the building.
Your responsibility. You remain solely responsible for the accuracy of your listings and for complying with the rules that apply to you, including those of your real estate board or listing platform. Some require an explicit disclosure that a photo has been edited. Check your obligations before publishing.
4. Your rights in the images
You keep ownership of your original photographs. You hold full usage rights in the enhanced versions we deliver, with no limit of time, territory or medium.
You confirm that you hold the necessary rights in the photographs you send us. If you are not the author, make sure you have the photographer's permission.
We use your images for promotion, examples or demonstrations only with your prior written permission.
5. Packs, credits and subscriptions

| Packs | One-time purchase. Photos left unused after your first submission remain valid for twelve months from the date of purchase. After that they expire. |
| Subscriptions | Billed monthly and automatically. Unused credits roll over for up to three months, after which they expire. |
Subscriptions have no commitment and can be cancelled at any time. Cancellation takes effect at the end of the period already paid for; no prorated refund is issued for the current period.
Credits hold no monetary value and are neither refundable nor transferable between accounts.
6. Revisions
Revisions are unlimited and cover adjustments to the look of a photo we have delivered. They do not cover swapping one photo for another, changing framing or composition, or adding photos beyond your pack. Such a request uses a new credit.
7. Pricing and payment
Prices are shown in Canadian dollars. Payments are handled by Stripe; we never have access to your card details. Applicable taxes are added to the displayed price where they are due.
We may change our prices. A price change applies to an existing subscription only after at least thirty days' notice sent by email.
8. Refunds
Before any processing has started, you may cancel and receive a full refund.
Once photos are delivered, the service is considered performed. We do not refund, but we apply our revision policy until you are satisfied. If we cannot reach a satisfactory result, we refund the corresponding credit.
We fully refund any order we are unable to deliver.
9. What you may not send us
- Images you do not hold the necessary rights to
- Illegal, hateful or sexually explicit images
- Images intended to mislead a buyer or a tenant
- Images showing identifiable people without their consent
We may refuse or stop processing an order that breaches these rules, and refund the corresponding amount.
10. Retention and deletion
Your original files and the delivered versions are kept for ninety days after delivery, so that revisions and re-sends remain possible. They are then deleted. You may request earlier deletion at any time.
11. Limitation of liability
The service is provided as is. We do not guarantee that enhanced photos will produce any particular commercial outcome, including as to the sale, rental or price of a property.
Our total liability, whatever the cause, is limited to the amount you paid us over the previous twelve months. Nothing here limits liability that cannot be limited by law, including under Quebec's Consumer Protection Act.
12. Suspension
We may suspend or close an account for non-payment, fraudulent use or repeated breach of these terms. Unused credits are then refunded to you, except in cases of fraud.
13. Changes
We may change these terms. The version that applies is the one published on the date of your order. For subscriptions, any substantial change is announced by email at least thirty days in advance.
14. Governing law
These terms are governed by the laws applicable in the province of Quebec. Any dispute falls to the courts of the judicial district of Montreal, subject to the remedies the law reserves for consumers.
